Planning Commission approves Sheridan Links plat

SHERIDAN — The Sheridan Planning Commission unanimously approved the preliminary plat for the Sheridan Links development on the old Sheridan Country Club golf course on the corner of Fifth Street and Mydland Road at its regulary scheduled meeting Monday.
The preliminary plat included dividing 57.48 acres into 20 tracts, 12 lots and five outlots to be zoned Planned Unit Development.
According to a staff report by city Planning Director Robert Briggs, the development will be completed in three phases. The Old Course phase will consist of large estate tracts ranging in size from 1.4 to two acres on the south end of the development.
The Sheridan Links phase will include clusters of patio homes in the center of the development, and the Grace Anglican phase will comprise a single tract for church property on the portion of the property nearest Fifth Street.
The Planning Commission approved the annexation petition, conceptual plan and conceptual design report April 8. City Council will consider the annexation and PUD rezone June 3, Briggs said. City Council will conduct three readings on the rezone and annexation and during that time the Planning Commission will consider the final plat. On the third reading of the PUD rezone and annexation petition, City Council will also consider the final plat. Final approval or denial should be done sometime in July.
Included in the Planning Commission’s approval of the preliminary plat was approval of Old Course Way as a private road for the Old Course phase and estate homes. The road will be maintained by the homeowner’s association. Also included in the approval was allowing secondary access by connecting Old Course Way to Fairway Court.
Approval by the Planning Commission included four conditions regarding proof that open space requirements for a PUD are met, that utility easements for existing or future utilities be granted and that one outlot be divided into two outlots along the transition between protected open space and a PUD common area.
