City OKs minor subdivision

SHERIDAN — The Sheridan Planning Commission voted to recommend approval to City Council of a minor subdivision at its regular meeting Monday.

The Mallo Minor Subdivision will be located at 1300 and 1320 De Smet Ave. Approximately .90 acres will be platted into two lots and zoned R-1 Residential, City Planning and Development Director Robert Briggs said in his staff report.

Normally the minor subdivision could be done through administrative re-plat, without having to go through Planning Commission and City Council, but the land had never been platted and thus could not be re-platted before going through an official platting process, Briggs said.

Two houses already exist on the property, so the subdivision will place no additional demand on city services or utilities. The owners of the deeds for the two properties wanted to ensure the property lines were officially delineated, which will ease any future house sales. A few outbuildings and a well were included in the north property, creating a jog in the property line.

Briggs noted that the city will examine ways to do a minor re-plat of one or two lots of previously unplatted land through administrative channels to avoid wasting Planning Commission and City Council time.

In other business, Planning Commission members discussed progress on revision of the Planned Unit Development ordinance, which is currently under attorney review. The commission hopes to hold a work session with Mayor Dave Kinskey soon to discuss how to move the revision forward. The Planning Commission suggested revisions to the PUD ordinance last spring to make it more clear and concise.

The Planning Commission also made a motion to form an ad hoc committee to work with the city’s planning division on updates to the city’s future land use plan.
